Barndominium Site Preparation Checklist

Define what you are buying

The word barndominium can describe a kit, engineered shell, dried-in structure, owner-finished project, or turnkey home. Before comparing prices, put the same scope in front of every contractor.

Identify who is responsible for plans, engineering, permits, earthwork, utilities, slab, erection, insulation, windows and doors, mechanical systems, and finishes.

The pad is part of the building

A metal building depends on the site and foundation beneath it. Drainage, elevation, soil preparation, fill placement, compaction, and slab design must work together. Make sure the building contractor and site contractor agree on benchmarks and responsibilities.

• Finished-floor elevation and drainage plan
• Construction access and crane or delivery access
• Fill specification and compaction testing
• Underslab plumbing and electrical locations
• Future porches, lean-tos, shops, and driveways

Control scope changes early

Window packages, rooflines, porches, insulation systems, interior clear spans, and finish levels can move the price substantially. Resolve major selections before fabrication when possible and require written change orders that show cost and schedule impact.
